Anthony Luzzi has over 35 years of experience with FHA mortgage insurance programs. He provides leadership for, and support to, the firm’s business development, loan origination, marketing, and underwriting activities. Anthony has completed approximately 190 FHA-insured transactions totaling over $2.04 billion for skilled nursing homes, assisted living facilities, hospitals, and multifamily and senior housing communities. These transactions include new construction, substantial rehabilitation, expansion, acquisition, refinancing, debt restructuring, “bridge-to-HUD” refinancing, loan modifications and transfers of physical assets/loan assumptions. He closed the first refinancing under the Section 242/223(f) program for a not-for-profit community hospital in California in 2011.
Anthony was a longstanding member of the Executive Committee of the Committee on Healthcare Financing, a Washington, DC-based coalition of mortgage and investment bankers, financial advisors and law firms that specialize in FHA’s Section 232 and 242 programs for healthcare, senior housing and hospital facilities. He also served as the Vice Chairperson of the FHA Committee for the Mortgage Bankers Association (MBA), a national trade association; and was a member of the MBA’s Multifamily Steering Committee. Anthony has been a frequent speaker on FHA financing at healthcare and senior housing conferences nationally and has been quoted in industry publications like McKnight’s Long Term Care News.
Anthony received his BA degree in History, magna cum laude, from Saint Peter’s College in New Jersey and a Master’s in Public Administration with a concentration in Financial Management from New York University. Prior to joining Sims, he was the Assistant to the Director of Title III Programs at Florida Agricultural and Mechanical University, a Historically Black College/University (HBCU), in Tallahassee, FL.

Kerrie J. Tomasiewicz has over 30 years of experience with FHA mortgage insurance programs, and has been involved in approximately 190 FHA-insured loan transactions totaling $2.04 billion that have been funded with tax-exempt revenue bonds, taxable GNMA Securities, whole loan participations and private placements. She is an approved Underwriter under the Multifamily Accelerated Processing (MAP) and Lean processing programs, and attended Lean training in 2008, 2011, 2013 and 2014. Ms. Tomasiewicz was responsible for establishing the firm’s FHA-insured loan servicing department and overseeing its activities until the portfolio was assigned to another lender in 2001. Under her leadership, SMF’s loan servicing portfolio had grown to approximately $250 million and included some of the largest bond issuing authorities and investment funds as clients.
Kerrie’s responsibilities include processing and underwriting of FHA-insured loan applications, loan funding and post-closing consulting and advisory services. She also conducts financial analyses and up-front evaluations of prospective transactions.
Kerrie is a graduate of Manhattan College, where she earned a BS degree with concentrations in Finance and Marketing.
Andrew J. Patykula

Andrew J. Patykula has over fifteen years of experience with FHA’s mortgage insurance programs. He is an approved underwriter for all loan programs pursuant to the Multifamily Accelerated Processing (MAP) program and has participated in Lean underwriter training in 2010, 2011, 2013 and 2014. Prior to joining Sims Mortgage Funding, Inc. (SMF) in 2003, Andrew served as a Fixed Income Trader at Herbert J. Sims & Co., Inc. (HJ Sims) SMF’s parent company, where his responsibilities included trading and underwriting municipal bonds and other fixed income debt instruments. He has over 30 years of experience in the capital markets with particular expertise in municipal bond trading, underwriting, sales and portfolio management.
Andrew’s responsibilities include processing and underwriting of FHA-insured loan applications, with an emphasis on affordable housing and Section 202 recapitalization loans. He also conducts financial analyses and up-front evaluations of prospective transactions.
Andrew earned his BS degree, with a concentration in Finance, from Trenton State College, now known as The College of New Jersey.

Geraldine Hamm directs and implements the delivery of administrative and technical support activities for Sims Mortgage Funding, Inc. (SMF) as they relate to the development of applications for FHA mortgage insurance under the Multifamily Accelerated Processing (MAP) and Lean Programs. These activities include organizing and preparing application exhibits, coordinating the flow of information from borrowers, third-party consultants and SMF underwriting personnel, and assisting with the credit and financial reviews of borrowers, contractors and transaction principals.
Geraldine has over 25 years of administrative and technical support experience, including 22 years with SMF. She has an Associate’s Degree in Business Office Technologies from Rockland Community College.
Joseph K. Windels

Joseph K. Windels has over 33 years of experience with FHA mortgage insurance programs, along with other types of government sponsored grant/loan programs related to market rate, affordable elderly housing and health care facilities. Joe has been actively involved with the origination and processing of mortgage loan applications resulting in loan commitments and closings exceeding $1 billion.
He possesses strong knowledge of HUD’s underwriting and application processing requirements including the Multifamily Accelerated Processing (MAP) and Lean Programs. His responsibilities include new business development, client relationship management, project analysis and application processing, with a concentration in the Northeastern United States.
Joe earned his BA degree from St. John’s University with concentration in Business and Political Science. He also holds a diploma in Commercial Real Estate Finance from New York University. Joe is a licensed New York State Public Notary and active board member of multiple Not-For-Profit Housing Boards.
Robert Taylor

Robert Taylor is a Senior Loan Originator who will primarily be covering the Mountain West and West Coast regions. Bob has over 15 years of experience in originating HUD-insured multifamily loans and over 30 years of multifamily brokerage, financing, and development experience. Prior to joining Sims, Bob was President of Raspberry Capital, a multifamily development and financing company, where he was involved in approximately $400 million of construction, acquisition, bridge and mezzanine financing, including one of the first mezzanine structures for a HUD-insured Section 223(f) multifamily loan. Prior to Raspberry, Bob was a loan originator at Johnson Capital, where he also assisted developers in analyzing project feasibility, construction budgets and pre-construction activities. In addition to sourcing HUD-insured multifamily loans,
Bob also will be active in identifying bridge lending sources in support of our financing activities.
Bob is a graduate of the University of Southern California with degrees in Real Estate and Business Entrepreneurship.
